Bishop Snedden Village Retirement Village

Kapanui Rd, Waikanae

Current Vacancies

Currently we have no vacancies as the units tend to sell quickly. We do maintain a waiting list so you are welcome to record your interest by contacting Kathy Whelan on the address below.

Twenty moderately priced well-constructed and maintained one or two bedroom units located in a quiet street in central Waikanae.

Each has a garage.

Handy to Waikanae Shopping Centre and to Our Lady of Fatima Catholic Church.

Incoming residents are accepted regardless of religious creed.

The Trust owns the adjoining block of land and developed an access road which enabled 10 residential sections to be sold.  The Resource Management approval provides for an additional 21 villa units but no immediate plan is in place for the village expansion which will require a further ring road to be constructed. Planning is continuing to cost this project.

To obtain entry to the Village residents purchase an Occupation Right Agreement in the form of an unsecured Licence to Occupy. A memorial is registered against the land to protect and recognise the residents’ interests in the Village. The memorial protects the residents’ rights to occupy their Villas and enjoy the common areas and facilities of the village.

External unit maintenance is the responsibility of the Trust and funded by an economical monthly levy, which also covers services for lawns and shrubs.

Residents elect 2 representatives to the Trust’s Waikanae Committee, which meets every few months.

Community support provided by Sister Barbara Henley, RNDM.
